Frequently asked questions

How do showings work?

More often than not, I will get a call from a buyers agent asking to show your home to their buyer. I will contact you and confirm the day and time works, then I call the buyer’s agent back and give them the lockbox code and any other specific instructions (like ‘don’t let the cat out) and the buyer’s agent will walk through the home with their buyer. There are times that I will get a call from a buyer directly to show your home. I will confirm with you and then I will show the buyer the home.

How much notice will we get for showings?

I ask for at least overnight notice. However, with a low inventory market, there’s a good chance we will have someone that asks to get in with short notice. I will always ask you if you can make it work. If you can’t, that’s ok!

What happens if we don’t sell right away?

There are many factors that may contribute to a slower sale; competition, time of year, price, condition. This will all likely be covered during our meeting. Usually I suggest some different marketing avenues and/or a price reduction. It all depends on the specifics of your home and the market at that time. We will discuss a plan in detail.

What is your commission?

4.5% for a full service listing contract. This includes the buyer’s agent fee. All you will ever pay us is 4.5%, nothing more.

What happens after we get an offer?

I mentioned earlier, a real estate transaction can me a minefield. There are so many “if, why, how, but when, what if, then what” in every transaction. My job is to lead you through this, and I’ll walk you through it every step of the way.

What kind of repairs and staging do I need to do?

Red Arrow has an in-house stager that will help get your home professionally prepped for sale. Also, in this packet, there are 2 checklists to follow and we will also go through the home in detail at our meeting.
